When the nearest alternative might be two towns and a ferry away, Islanders rely on plumbers, electricians, roofers, builders and home-service companies who actually answer the phone and actually show up. What Island homes demand

Building on this coast is its own discipline. The rain is serious — building envelopes, drainage, gutters and roofing carry more of the load here than almost anywhere in Canada, and moisture problems left alone don't stay small. The Island also sits in one of the country's most active seismic zones, which shapes everything from foundation work to how older homes get upgraded. Outside the cities, many properties run on wells and septic systems that need their own specialists, and rural power outages make generator and heat-pump installers popular people. A local trade knows all of this without being told; that's much of what you're paying for.

Choosing well

The basics protect you in any province: confirm the trade is licensed for the work (electrical and gas work in BC must be done by licensed contractors), ask for proof of liability insurance and WorkSafeBC coverage, and get quotes in writing. Red Seal certification is the national standard worth asking about for the major trades. For bigger jobs, ask who will actually be on site, and how scheduling works — on the Island, the honest answer about timing is worth more than the flattering one, because good crews here are booked months out, especially in the building season from spring through fall.

Timing & the Island reality

Trades scheduling follows the weather and the ferries. Exterior work — roofs, decks, painting — concentrates into the dry months and books earliest; winter is often the easiest time to get interior work quoted and done. Materials mostly cross from the mainland, so supply hiccups can add days to a job through no fault of your contractor. Plan renovations with slack in the calendar and everyone stays friends.

Renovating vs. building new

Both paths are well-worn here, and both have Island wrinkles. Renovation dominates in the older neighbourhoods of Victoria, Nanaimo and the small towns, where character homes from the early 1900s onward come with knob-and-tube wiring, galvanized plumbing and insulation standards from another century — budget for what the walls hide, because on this coast they usually hide something. Heritage rules apply in parts of Victoria, and any home built before the 1990s should be tested for asbestos before demolition work; licensed abatement is a legal requirement, not a suggestion. Building new means navigating municipal permitting that varies enormously — a rural Cowichan lot and a Saanich subdivision are different worlds — plus BC's Step Code energy requirements, which are pushing new Island homes toward heat pumps, better envelopes and lower bills. On the Gulf Islands, add the Islands Trust's unique land-use rules and the logistics of barging materials. None of it is a reason not to build or renovate here; all of it is a reason the first trade you hire should be one who has done this exact work, in this exact jurisdiction, before.
